A quick starting point for estimating office space requirements.
There are plenty of office space calculators available, but I’ve always liked simple tools that let you see and change the assumptions behind the answer.
The spreadsheet-based calculator below was created by LeaseMatrix and originally shared here with permission. Enter the number and approximate size of offices, workstations, conference rooms and support spaces, and it provides an estimated space requirement.

One caution before relying on the total: the calculator can do the math, but it can’t decide what assumptions you should put into it.
Headcount may no longer equal the number of workstations you need. Hybrid schedules and shared workspaces can change occupancy, while meeting rooms, focus rooms and collaborative areas may require more space than they once did.
And an estimated square-footage total doesn’t tell you whether a particular building can accommodate the program efficiently.
Use the calculator as a starting point, not a space program.
If it tells you that you need 5,000 square feet, the next question should be:
What assumptions produced the 5,000 square feet—and are they the right ones for how the business actually works?
