Richard Neuman is an owner-side capital leader with more than three decades of experience and more than $2 billion in capital investments overseen. He has led capital planning, governance, and project delivery across commercial real estate, healthcare, utilities, industrial, media and broadcast, and ground-up development.
Richard works with executive leadership on decisions that affect a project long before construction begins: what to fund, who has authority, how risks are reported, and whether the plan will work for the organization that must live with the result. His experience spans strategic planning through design, construction, commissioning, and occupancy.

Representative Experience
Enterprise Utility Capital Portfolio — Downstate New York
Directed a capital portfolio exceeding $600 million across more than 125 facilities. Introduced structured capital planning, governance, and executive reporting to give leadership a clearer view of priorities and active work.
Ground-Up Development
Led more than $500 million in ground-up development, representing owners from early planning through occupancy and coordinating the decisions of executives, designers, contractors, and other stakeholders.
Media & Broadcast
Brings a background in broadcast operations and live production to specialized studio and media facility projects, where construction, technology, and ongoing operations must work together.
Commercial, Healthcare & Industrial Facilities
Led office relocations, workplace improvements, healthcare projects, manufacturing upgrades, and infrastructure work while addressing operational continuity and the needs of the people using each facility.
Professional Leadership & Industry Contributions
Richard is Immediate Past President of the IFMA Long Island Chapter. He contributed the foreword and industry perspective to Pamela Feh’s Career Guide to Real Estate, Second & Fourth Edition (Forward/Introduction) sharing guidance for new professionals entering the field.
