Bio

Richard Neuman is an Owner’s/Tenant Representative guiding clients as their trusted advisor through the nuances of real estate, budgeting, team selection, fit out, and relocation planning by providing cradle to cubicle project leadership encompassing lease and TI review, design, construction, FF&E, and relocation. In addition, he has managed the daily functions of sophisticated broadcast operations. His extensive background also encompasses sales, marketing and special events and his industry experience includes broadcasting, publishing and health care.

Richard is retained by both tenants and owners to oversee all facets of site selection, lease administration, facility design and construction as well as site renovation and relocation. Richard acts as his clients’ advocate assuming the role of Owner/Tenant Rep. In this capacity he plans and directs the efforts of a project’s sub-contractors such as architects, general contractors, landlords and property managers as well as the tenant’s vendors.

Richard has used his rich and varied background and expertise to produce outstanding results for his clients. For example:

- He managed the on-site and off-campus departmental relocation projects for Mount Sinai Medical Center’s hospital, School of Medicine, laboratories and administrative departments; executing it in a manner that minimized any impact on staff and services.

- He turned around a failing operation that had no sales, generating $1 million in sales the first year and $11 million over 5 years. He did this by directing all strategic planning, sales, business development, marketing and facilities redesign efforts.

- Richard conceptualized, designed and managed construction of a state of the art broadcast television and radio facility. This included site selection, space planning, HVAC and electrical requirements, live transmission, interior design and layout of the technical plant.

    Dear Mr. Neuman.

    Quick question: I live in a apartment building in the Bronx and the Landlord has added an extra bathroom in an apartment that originally had only one bathroom ever since the building was constructed and many other changes of the sort. In addition,he has also completely remodeled the Super’s basement apartment by changing the design completely. Does the Landlord need a permit and if so, does it need to be exposed?

      Hi Gigi-

      Thank you for your question. I’m unable to answer your question with authority as residential construction is not my area of expertise. Generally if you are adding plumbing and electrical that changes the original filing with the DOB, it would require permitting. I’m going to reach out to one of my expeditor colleagues Alan Cabello of AC Building Consultants to weigh in on this thread. Stay tuned.
